So I am in the final stages of getting approval for a mortgage on a new house. I hope in the next few weeks to pick out a lot and start the build. I know I should wait till it all a go before posting but Im actually really excited to do this.

It has a detached two car garage in the rear of the lot and the basement has a space for a theater room that almost exactly the same size as our current one at 16' x 27'

Thanks guys, Im getting the builder to do the entire basement buildout to my specifications so hopefully it will be a room that will be really well designed.
 
A little background of the Griesbach community:

Griesbach is a residential neighbourhood in the north part of Edmonton only a 15min drive from downtown . This neighbourhood was formerly a military base, part of Canadian forces until 1990 when it was closed and amalgamated to a base just north of the city.
It has largely sat vacant for years with the exception of the homes that were used as residences for military personal and those houses are still being used today as rentals.
Now they are building on about 40% of the land and plans are in place to put 3 more lakes and parks around them with housing so it will be a highly desirable place to live.
